I also offer tips and suggestions that will help you maintain your home in the future. Every report is customized for your home with the information you need.

We follow the Standards of Practice of the State of Wisconsin for Home Inspectors. We encourage you to read this document to understand the requirements of Home Inspectors in Wisconsin.

Think about all of the hours you have spent looking for your dream home and you finally found it. Now you need your home inspected. Your home inspector is your advocate and keeps your interests in mind during the inspection. Be sure to look for a knowledgeable home inspector who has the experience to give you their expert opinion on the condition of the home.

Knowledge is extremely important and it does not come cheap for the inspector. Some inspectors may only do the minimums. If you're looking for a cheap inspection and a cheap report, I may not be the inspector for you. As with most things in life, you get what you pay for. Our clients can attest to this. We offer very competitive pricing.

When you call for a price quote, we will ask you several questions including the square footage and the age of the home. Our price is based on the square footage, age of the home, one furnace, one service panel, one water heater, one air conditioner, one attic space, and one garage. If there are additional items found during the inspection, you can choose to have them inspected at a small additional cost.

Your Home Inspection Report

Compare Reports! Wisconsin does not require a standardized inspection report for consumers. That means each inspector has the ability to provide a report in any format they choose. And they are very different. Be sure to ask for a sample home inspection report so you know what to expect at the end of the inspection.

All of our residential inspection packages include a customized full color home inspection report including pictures that are annotated and embedded within the body and summary of the report. The 20 to 50+ page color-coded report is very easy to read and understand. We've been told by our Clients and Realtors it is the best in Sheboygan, Manitowoc, and Ozaukee counties!

Your home inspection report is delivered within 24 hours (usually the same day) via your secure private account you create on our website for your 24-7 access from anywhere there is an Internet connection.  If you don't have Internet access, other arrangements can be made for delivery of your home inspection report.

4-Square Follow-up Support

When you Choose 4-Square Home Inspections, we're available for free telephone consultations for any questions relating to the inspection of the home. Our Premium Home Inspection and our Standard Home Inspection includes one complementary re-inspection of any repair work that may have been performed after the initial inspection and before closing. That is a $75.00 value! Any subsequent inspections will have a minimum trip charge of $75.00

Payment Terms

Payment for services rendered are expected upon the completion of the home inspection and before the report is delivered. Payments can be made either by cash, check or money order. We use PayPal or Intuit Payment Network for Secure Credit Card Transactions. Other payment arrangements can be made in advance of the inspection if necessary.

Cancellation Policy

If you cancel within 72 to 24 hours of the start of the inspection window, the cancellation fee is 25% of the quoted price above. If you cancel after 24 hours prior to the start of the inspection window, the cancellation fee is 50% of the quoted price above. We will apply half of the cancellation fee towards a future inspection with us at your choosing.

Premium Home Inspection

Our Premium Home Inspection service includes much more than the competition. This home inspection includes everything in our Standard Home Inspection plus a free inspection follow-up 6 months after your closing is included in the price. This follow-up is designed to review your home inspection report with you and to discuss how your home is adapting to your family. This is very beneficial especially for 1st time home buyers and families relocating to Wisconsin. It is important to contact us after you close so we can schedule this follow-up with you within 6 months after your closing date. Offer expires after 6 months.

We check for natural gas leaks around your appliances (furnace, water heater, stove, fireplace, etc.) AND we also check for Carbon Monoxide in the furnace plenum. Be sure to ask other inspectors if they provide these additional services. Most home inspectors don't.

Most conscientious home buyers select this inspection package since they desire the most knowledge before they purchase. We want to make your inspection very easy for you! Prices start at $329 for a single family home under 1,000 square feet and less than 50 years old. This is based on inspecting the entire home, one heating system, one water heater, one electrical service panel, one central air conditioning system, one fireplace, one garage, and one attic space. There are increases for each additional 500 square feet. Due to the time spent on the foundation and electrical system, there is up to a $75 increase on homes that are over 50 years old. Testing for Radon and Indoor Air Quality are also available for additional costs.

If there are additional units, outbuildings, remote service panels, heating systems, you will have the opportunity to choose if you want them inspected for very small additional charge on the day of inspection. New Construction Inspections

This inspection is customized between the client and the general contractor. We will set up several inspections at the construction site during all the phases of the construction project. Some of these phases are extremely important and cannot be inspected after the home is completed.
